Building permit fees for Tahoe Donner and Truckee for building a new home are quite expensive. I have some pretty close numbers for you The home that I have costs for are as follows. Building Fees for a 2,500 sq. ft house in Tahoe Donner 3 Bedrooms, 2.5 bathrooms, 484 sq. ft. garage, 500 sq. ft. deck November 20, 2014 Grand total $49,392.45, here's the breakdown folks! TTSA-Sewer Permit $5,000. Truckee Sanitary District $1,650. ($600. for the cap, deposit which is refundable) *Water Facility Fee $1.61 per sq. ft. $4,025. *Electrical 200 AMP, a 1” water line, *Electrical hook up $1,298 All electrical and water hook up fees from the TDPUD will total about $8,700. Fire sprinkler permit $298.65 Rec & Park Mitigation fees $3,775.00 School fees $6,575.00 Fire mitigation fees $2,088.80 Building permit fee $17,410.00 Some of these fees may change. For instance, if you hook up power directly to your home rather than using a temporary pole you can save about $300. If there isn’t already a water meter box in the street near your home it will cost you an additional $600. In Tahoe Donner the HOA charges $3,895. in building fees. If you don’t have any violations you should be able to get $3,000. refunded back to you. This makes the grand total $49,392.45 $3,600. of this might be refundable. Don’t forget the price of the money, that interest can add up fast! If you are building a spec house you will need to add this to the bottom line. Some builders have plans of homes that they have built in the past. Sometimes if they aren’t to complex they can make small modifications to them to suit your needs and then you can avoid architectural fees. An architect will cost 10% to 15% of the construction costs. Drafting and engineering will be about $2.-$4. per sq. ft. for a typical Tahoe Donner style home. You can expect to pay a contractor $235. to $325. per square foot to build you a nice custom home here. That number should include all of these extra costs but not the cost of the lot.
