If you've had your Tahoe or Truckee house for sale for a while but it hasn't sold, here's some things you can do to make it happen. 1-If it hasn't sold in todays market with incredibly low inventory, there's a good chance that it's over priced. Take a moment and think of what your bottom line is on the house and then think of any thing you get more than that number as the icing on the cake. 2-Make sure your house is not in a state of dis-repair. Make sure all unfinished projects are complete before you list it. If a buyer sees an unfinished project, they usually have no idea what it takes or how much it will cost to repair that item. They will also suspect that if they see one item that's not done, there are probably more. 3-Clean your house. Nobody likes looking at an unkept home. Even the refrigerator, garage, under the kitchen skin and everywhere. This will help you command top dollar. 4-Get a home inspection. This usually costs $350. to $500. depending on the size of the house but can really pay off in the long run. You will find things wrong with your property that you can either fix before you list it or at a minimum the buyer can see the report and make their offer based on knowledge, they will know what's wrong with the house and decide what they want to offer you based on that price. 5- De-clutter! Pack up all unnecessary items. Only leave out a few decorative items to warm things up. Don't keep out any collections of anything. The less personal items the better. 6- Neutral color scheme. Repaint your pink and purple kids rooms. Don't make it all stark white but keep it warm but neutral. 7- Be out of the house when buyers come. They feel uncomfortable with you there and won't be able to talk candidly about the home if you are in it. 8- Take pets with you. You will have to disclose that you have had pets in the home when you list it for sale as many people are allergic and can't live in a home where there has had pets, or at a minimum they would need to replace carpeting and clean well. Anyhow, don't leave pets at the house when buyers are coming over and by all means, clean out that litter box! Prices are up by 35% when I'm looking at homes sold from Jan 1, 2013 to March 4, 2013 to the same time period this year. That's huge! Normally we start getting more homes coming onto the market in the spring and summer is our busiest time of year. There were 38 new home permits issued in Tahoe Donner in 2013. Many of those are spec homes that will be coming on the market later this year. If you are considering selling your home, now would be an excellent time to do so. Not much competition, prices are up, buyers have pent up demand, low interest rates. We have proven results here. Our team sold 19 Tahoe Donner homes in 2013.
