If you have an older home that needs repairs, you might be in for a shock when you go to sell. If a buyer is getting a mortgage on a property, they must have the insurance in place to get a clear to close. Without adequate insurance in place, buyers can't buy. For homes older than 1995 and even 2002, some carriers won't even touch them. The cost is going up. I've experienced this firsthand with my own home.
