How Much Our Beachfront Airbnb Makes in Daytona Beach, FL - How Much We Spent & Profit on Our Airbnb

We purchased our first investment/rental property in March 2021 after searching for a few weeks. Nic and I had been looking for a place to put some of our on-standing capital, as we didn’t necessarily want it sitting in a savings account losing money to inflation over time. We decided to purchase a beachfront condo (condotel) in Daytona Beach, FL and list our first Airbnb to get started. Being a condotel, though, there are residential restrictions and some strange HOA bylaws and zoning, meaning this beachfront condo unit in Daytona Beach can never truly be a residential property (hence the low purchase price). However, we felt we got a fair deal on it at the time, and we we’re fairly happy with our initial purchase price for our Airbnb. After purchasing the unit, it stayed on the in-house program for the first 20 days of ownership. This essentially just means that the condo association has an in-house rental program that acts as a hotel. Under their management, we were able to receive 50% of income from the unit and not have to worry about cleaning, light bulbs, electricity, etc. While it seemed like an appealing deal (and in most circumstances, it is), it wasn’t exactly what we were looking for. We wanted to manage our unit ourselves and take more profit from it. On April 11, 2021, our beachfront Daytona Beach condo left the Fountain Beach Resort rental program. From March 17 til April 11, our condo made a total of $1,155.09. March brought in $635.54, and April brought in $519.55 under the Fountain Beach Resort In-House Rental Program in Daytona Beach, FL. During that time, we made sure to have insurance set up on the property so that we would be covered in any instance that may happen while a renter was there. We’ll talk more about investment/Airbnb host insurance in another video, but we are essentially paying $100/month in 6 month periods. On May 1, 2021, our Airbnb listing was available for occupancy. Our beachfront Daytona Beach Airbnb was rented at a 91% occupancy of the days that we had available in May. Twenty nights were booked and 2 nights were vacant. The rest of the days in May were blocked off due to a blocked day in between guests to make cleaning easier. In May, our Dayton Beach, FL airbnb made a total of $2,250, which we felt was pretty decent for the time. Taking out expenses for our beachfront Airbnb, we managed to profit $975 (minus another $100 for insurance). Here are the estimated numbers for June 2021 for our Airbnb in Daytona Beach, FL. Estimated Income: $2,556 20 Nights Booked 4 Nights Available Occupancy Rate: 83% Nightly Price Range: $87-$106 Cleaning Fees Collected: $300 Estimated June Expenses Cleaning: $300 HOA: $380 Essentials: $115 Resort Fees: $280 Total: $1,075 For June, our beachfront Airbnb in Daytona Beach will make around $1,418 in profit based on the Airbnb estimates in the app and our estimated hosting expenses. Take out another $100 for rental/property insurance, and we’re left with quite a decent profit for our Daytona Beach airbnb. Overall, we feel our Airbnb in beachside Daytona Beach at the Fountain Beach Resort has done pretty well for what it is; however, it doesn’t quite pull the numbers that we like to see for our investments. We’ll discuss more on what we plan to do with our Airbnb in Daytona Beach in the future.
