Congratulations! Now that the terms of your inspection contingency have been successfully negotiated, we are one major step closer to closing on your new home. The next three steps are ~completing the appraisal, ~selecting your homeowner’s insurance provider ~and scheduling to have your utilities switched into your name before closing. Your lender will order the appraisal. The appraisal is an assessment of the value of your home performed by a third party which your lender selects. Once completed, you’ll receive a copy of the appraisal from your lender via email. It is very important that you select you homeowner’s insurance provider as soon as possible. This will help prevent delays in the closing process. Your lender will also need this information in order to provide you with your final mortgage payment amount. And, don’t forget to set a reminder to transfer the utilities into your name. We recommend that you have them set to switch into your name as of the day of closing. If you do not call ahead of time the utilities may be scheduled to cut off prior to closing. In this case you will incur additional connection fees and be without power or water when you start to move in. We don’t want that to happen.
